Two adjacent brownfield sites alongside the River Lea near the centre of Hertford, with the majority of the site within the 1 in 100 year flood plain. The strategy locates development at high ground facing across low level shared amenity space and meadowland stepped sown to the river.

Sections are designed such that flood–protected parking is provided below street level, with apartments above benefiting from continuous balconies that face the river.

The TXU part of the site gained planning consent for 130 units in September 2005, Proposals on the Marshgate Drive part of the site were consented in July 2012. These include 192 residential units and incorporate public routes through the site as well as proposals for the first car club in Hertford.
