Outline consent for redevelopment of the Bywaters Recycling site in Leyton to provide 730 new homes, 4,500 sqm of commercial, a school and infrastructure work. The proposals were worked up with Waltham Forest Planning and have become the catalyst for development at the adjacent SCORE and Osier Way sites and propose a series of pedestrian and cycle links connecting the Coronation Gardens to the east of the site through to Jubilee Gardens to the north.

The site is situated almost uniquely between allotments north and south and the plans includes a central green spine that runs between the two. The alternating s-shaped plan forms to the south of the development enable wide shared open ‘squares’ between the blocks in a series of crescents.

Consent was granted in 2017. Subsequent consents at adjoining sites have raised densities and heights in the immediate context and GML are currently working with Bywaters to develop the proposals to update the consent to reflect recent developments.
