The site was the largest remaining undeveloped site in Clerkenwell and the principal objectives of the redevelopment proposals were to create a flexible urban design strategy whilst integrating the scheme into the wider historic Clerkenwell area.

Extensive consultation with Islington resulted in a scheme that seeks to create an economically balanced and sustainable community providing a model for integrated urban development and reflecting the scale and street character of the area. Planning consent was granted in October 1998 for a mixed use scheme of 495,000sq ft which Islington recommended as “creating a permeable urban grid and public spaces characteristic and worthy of Clerkenwell”.

Development of the site for the detailed phases of the masterplan were completed by Eric Van Egeraat, BDP, Hamilton Associates and GML Architects.
