Acclaimed development on tight urban site, city fringes, conservation area with multiple light and party wall issues.

GML were approached by Drakes of London to redevelop their Garrett Street factory site when relocating to Hackney. The site lies just off the increasingly popular Whitecross Street market and behind Old Street, and the development consists of a mix of houses, flats and live/work units set around 3 sides of an open shared courtyard that backs onto Whitecross Street. Two ground floor office spaces face onto Garrett Street and are situated either side of the courtyard entry.

All residential elements are designed to be dual aspect and/or south facing with external balconies and terracing. The live/work units have dual entry with the work element at ground floor having secondary frontage and the opportunity for separate access to Young’s Buildings behind. Large scale openings, contemporary landscaping, and a combination of timber and profiled metal insets, reflecting the previous factory use, result in an intimate and vibrant living and working environment.
