The original L shaped plan form is extended into an F with the insertion of a new build 6 storey office structure within the yard. The main part of the Featherstone Street frontage is converted to flats, resulting in a ‘T’ form office layout with a new core at the intersection enabling a high level of flexibility within and between floors. Two new storeys are added to the Featherstone Street frontage and set back to provide 3m deep terraces. The street elevation reflects the different uses with the office element incorporating full bay glazing whilst the residential element of the façade opens up entirely between the structural frame in order to achieve large south-facing balconies to all flats. The balconies both project beyond and sit within the frame of the building to animate and provide depth to the façade, and allow privacy from, as well as openness to the street. The section for the flats is designed to incorporate ‘up and over’ duplex flats such that all units benefit from southerly aspect and views to Bunhill Fields. |
